1. Find an agent

A knowledgeable and dedicated real estate agent is a key factor in selling your property. You can also take full advantage of government assistance and benefits to save on taxes. For example, you can take advantage of the "1031 Exchange" provision, which allows you to defer capital gains tax if you exchange your property for a similar or equivalent property within 180 days.

A good agent will be able to provide clear advice from various angles regarding the flow of funds, commissions, fees incurred by the seller, etc. during consultations, guiding you to a stress-free, smooth sale and a satisfactory outcome.

❷ Determine the terms of sale

While selling a property at a high price is very important for sellers, sometimes it can be better to receive an offer at the right time, even if it's slightly lower than the desired price. A competent agent will monitor prices and market trends and make the right decisions and give the right advice to help you sell quickly. Non-cash buyers usually obtain FHA, VA, or Conventional loans to purchase properties. Each mortgage company uses a real estate appraisal, known as an appraisal, to determine whether these loans can be used to purchase a property at a reasonable price. Loans will only be granted up to the value determined by the appraiser.

If there is a difference between the offer amount received by the seller and the appraised value, the buyer will either cover the difference and purchase the property, or split it between the two parties, and if they cannot agree, the transaction itself will be canceled. Since the appraisal standard is mostly based on market price, it is very important to discuss with the agent before putting the property on the market.

3. Prepare your home for public viewing

One of the main reasons why you may not get the results you want when selling your home is because you failed to adequately present the home's appeal to the buyer. It takes creativity and ingenuity to make your home look as beautiful as possible and create a value that exceeds its price. First impressions are important, and this is true for homes, too. If buyers don't have a good impression when they first see your property, it may be difficult to sell it. Repairs that are sure to be pointed out during a home inspection should be made in advance, and cleaning both the interior and exterior of the home is essential.

❹ Understand the surrounding market situation

It is very important to know the prices of houses in the neighborhood when deciding on the selling price. As explained in ❷, the discrepancy between the current market price and the listing price can make selling difficult. Being realistic will lead to a quick sale. Enlist the help of a real estate agent to provide you with plenty of information.

❺ Register on MLS

Once you are ready to put your property on the market, we will register your property information with the MLS (Multiple Listing Service) using professional photos.
Property information from the MLS is distributed to various internet resources. Realty One Group has various tools to help you list your property on online resources. Effective online use is very important these days. It is said that most buyers start their search online, and the number of online users is rapidly increasing.
